Resin Driveway Company in Livingston
Prestige Paving & Landscaping Ltd has been laying driveways for more than 20 years, and resin bound driveways are now one of the most popular jobs we do. We work right across Livingston and West Lothian, from Murieston and Eliburn to Dedridge and Livingston Village, and you deal with the same small team from the first visit to the final clean-up: no call centres and no subcontractors.
Resin is a thin, flexible surface, so it relies completely on what’s underneath. We either check that your existing drive is sound enough to lay over, or dig it out and build a new base with proper edging. Then the resin is mixed on site and hand-trowelled to a smooth, even finish.
- Honest advice on whether to overlay or rebuild
- Fixed written quotes with no hidden extras
- UV-stable resin and quality kiln-dried aggregates
- Colour samples brought to your survey
Resin bound driveways in Livingston
Resin Driveway Installation in Livingston
A resin bound driveway gives a smooth, seamless, modern finish that drains naturally and needs very little looking after.

Prestige Paving install resin bound driveways across Livingston, from single front drives to large double driveways with paths to the door. Natural decorative stone is mixed with a clear, UV-stable resin on site and hand-trowelled into a smooth, even surface with no loose chips, ruts or weeds.
Because resin bound is permeable, rainwater drains straight through rather than pooling or running onto the pavement. That keeps the surface dry underfoot and usually means no planning application is needed for a front driveway.
We frame most resin drives with a neat block border, which gives a crisp edge and holds everything firmly in place. Drag the slider to see this bungalow driveway before and after.

Edging & borders
Block borders and edging are set in concrete to frame the drive and hold the resin crisply in place.
Mix & trowel
Resin and kiln-dried stone are mixed in small batches on site and hand-trowelled to a smooth, even finish.

We clean up, leave the resin to cure and walk you round the finished drive. Usually ready to drive on within a day.
Local know-how
Resin driveways for every type of home
From new-town streets in Craigshill and Ladywell to newer estates in Eliburn and Adambrae, resin suits almost any Livingston home. The right approach depends on what’s there now and how the ground falls.
Front garden conversions
Lawns and old paths turned into off-street parking, with a dropped kerb arranged through West Lothian Council if you need one.
Tired tarmac or concrete
Many Livingston homes in Eliburn, Bellsquarry and Adambrae have tired builder’s tarmac. If it’s sound, resin over the top gives it a completely new look.
Old slabs & block paving
Uneven slabs and sunken monoblock lifted out and replaced with a new base and resin.
Sloping driveways
Careful levels, edging and drainage channels so water runs away from the house and garage.
Older & character homes
Warm, natural resin blends and cobble borders that suit the older stone homes around Livingston Village and Mid Calder.
Paths & patios to match
Resin paths to the door and garden patios in the same blend for a seamless finish.

Resin bound driveways
Resin Bound Driveways in Livingston
Resin bound is our most popular driveway finish. A blend of kiln-dried natural stone is coated in clear UV-stable resin and hand-trowelled into a smooth, seamless surface that looks premium, feels solid underfoot and needs almost no upkeep.
On a new drive we dig out, build a compacted sub-base and lay a porous base course first, so the resin sits on a firm, free-draining foundation that won’t crack or sink.
- Seamless, smooth and weed-free
- Permeable, so rain drains straight through
- UV-stable resin that won’t yellow

Resin over existing drives
Resin Over Existing Driveways
If your existing tarmac or concrete drive is sound, level and draining well, we can often lay resin straight over it. That avoids a full dig-out, which makes the job quicker and usually cheaper.
We’ll check the surface carefully at the survey. Any cracks, loose areas or low spots are repaired first, and if the base isn’t good enough we’ll tell you honestly that a new one is the lasting option.
- Quicker and less disruptive
- Old surface cleaned, repaired and primed
- Honest advice if a new base is needed

Resin colours & borders
Resin Colours & Borders
Resin comes in a wide range of natural stone blends, from bright silvers and greys to warm buffs and golds. We lay popular Daltex blends including Oyster and Platinum, and bring samples so you can see them against your house.
Most of our resin drives are framed with a block border in charcoal, silver or a contrasting colour, which gives a sharp, finished edge and keeps everything neatly contained.
- Daltex Oyster, Platinum and more
- Charcoal, silver and contrasting borders
- Samples brought to your survey

Resin paths & patios
Resin Paths & Patios
Resin isn’t just for driveways. A resin path to the front door or a resin patio in the back garden gives the same smooth, low-maintenance finish, and matching your driveway blend ties the whole property together.
Because resin can be trowelled to almost any shape, it works well around curves, steps and planting beds where slabs would need lots of cutting.
- Front paths and side access
- Back garden patios and seating areas
- Curves and shapes without awkward cuts

Old drive replacements
Old Driveway to Resin
Many of our resin jobs start with a tired old driveway: cracked slabs, patchy concrete or a front garden with nowhere to park. We dig it all out, build a proper base and finish it in resin with a block border.
Drag the slider to see this driveway before and after.
- Old slabs, concrete and paving removed
- New compacted sub-base and porous base
- Finished in resin with block borders

Monoblock driveways
Monoblock Driveways in Livingston
As well as resin, we lay monoblock driveways across Livingston in any colour, pattern and border. Like everything we do, they’re built on a properly dug-out, compacted base with edging set in concrete.
- Herringbone and feature patterns
- Contrasting and Sky Cobble borders
- Re-lays and replacements

Tarmac driveways
Tarmac Driveways in Livingston
Tarmac is a practical, great-value choice for larger driveways and drives that take a lot of traffic. We lay it hot on a compacted stone base and roll it to a dense, smooth finish, often with a block or cobble border.
- Block and Sky Cobble borders
- Front garden to driveway conversions
- Most tarmac drives laid in one or two days

Patios & landscaping

Many customers have their driveway and garden done together. We lay slab, natural stone and block paved patios, paths and steps, and handle turf, artificial grass, fencing and full garden makeovers.
- Natural stone, porcelain and slab patios

- Turf, artificial grass and garden makeovers

Good to know
Resin driveway questions we’re often asked
How much does a resin driveway cost in Livingston?
Price depends on the size of the driveway, whether the existing surface is sound enough to lay over or needs digging out, access, and the resin blend and borders you choose. Laying over a sound tarmac or concrete base costs less than a full new build. We survey every driveway for free and give you a fixed written price, with no hidden extras.
What’s the difference between resin bound and resin bonded?
Resin bound means the stone is mixed with resin before it’s laid and trowelled smooth, giving a seamless, permeable surface with no loose stones. Resin bonded is a layer of resin with loose gravel scattered on top, which has a rougher finish and isn’t permeable. We lay resin bound, because it looks better, lasts longer and drains properly.
Can resin be laid over my existing driveway?
Often, yes. If your tarmac or concrete is sound, level and well drained, resin can go straight over it after a thorough clean and repair. If it’s cracked, sunken or breaking up, we’ll dig it out and build a new base so the resin doesn’t crack along with it. We’ll tell you honestly which applies at the survey.
Do I need planning permission for a resin driveway?
Usually not. Resin bound is permeable, so rainwater drains through it, which is what most permitted-development rules require for front driveways. Listed buildings, flats and conservation areas can be different, and a new or widened dropped kerb needs West Lothian Council’s consent. We’ll advise when we visit.
How long does a resin driveway take to lay?
Most resin driveways in Livingston take two to four days, including any groundwork and borders. Laying over an existing sound surface can be quicker. Resin is usually ready to walk on after a few hours and to drive on after about 24 hours, depending on the weather.
Will resin fade or turn yellow?
Not with the UV-stable resins we use. Cheaper non-UV-stable resins can yellow in sunlight, which is why the resin matters as much as the stone. We use quality blends such as Daltex that keep their colour.
How do I look after a resin driveway?
Very little maintenance is needed. Sweep it now and then and give it an occasional power wash to keep it looking fresh. There are no loose stones to rake back and nowhere for weeds to root in the surface.
